Every spring we get the same question from homeowners in Castle Rock, Parker, and Highlands Ranch: should I put in real sod or synthetic turf? There isn't one right answer, but there is a right answer for your specific yard — and it usually comes down to four things: sun, shade, dogs, and water.
Start with sun and size. If you have a large, open, sunny backyard and a working sprinkler system, real sod is hard to beat. It's cheaper to install, it feels like grass because it is grass, and with proper irrigation a bluegrass blend does well in this climate. What it costs you is water and maintenance — mowing, fertilizing, aerating, and a water bill that climbs every July.
Now consider shade. Grass needs roughly four hours of direct sun to hold. Under a mature spruce or between two close houses in Englewood or Denver, sod goes in green and thins to dirt within two seasons. That's not an installation problem, it's a light problem, and no amount of watering fixes it. Those are the yards where synthetic turf earns its cost.
Dogs are the third factor and the one people underestimate. A single active dog will wear a running path along the fence line and burn yellow spots into an otherwise healthy lawn. Turf takes that traffic indefinitely, drains through, and rinses clean.
Then there's water. Colorado water restrictions aren't going away, and the cost of keeping a lawn green through August is real money every year. Turf has a higher upfront cost and essentially zero running cost. On a small yard, the crossover point is often five to seven years.
One thing to insist on either way: the prep matters more than the material. Sod laid on unprepared soil struggles no matter how good the sod was, and turf laid on a base that wasn't compacted in lifts develops soft spots and waves within a year. Ask any contractor what their base build-up is before you ask what the turf costs.
